Hitech City 3BHK: my investment dilemma
₹1.8 Cr for a 3BHK in Hitech City seems standard now, which is crazy, right? I'm looking at a few properties near Kothaguda, thinking of an investment for my son later. From my experience, Hyderabad ka appreciation track record bahut strong hai, especially near the IT corridor. But Hitech City mein yeh current prices justified hain kya? Matlab, is there any negotiation scope ya builders are just firm because of demand? I'm trying to figure out the real ROI for a 3-5 year horizon. Rental yields kitne mil rahe hain currently for a 3BHK? Aur daily life wahan pe, traffic ka kya scene hai? Gachibowli se commute kaisa rehta hai peak hours mein? Not sure if the current rates will sustain this growth. Any insights from actual residents or recent buyers would be super helpful. Kya lagta hai, is it still a good buy?

Absolutely, 1.8 Cr for a 3BHK in Hitech City is steep! I was looking near Kondapur and even there prices are touching similar levels. Builders are just quoting high, saying 'IT hub' demand. Negotiation? Forget about it, they act like they're doing us a favour. My concern is the same, will this growth sustain? What about the maintenance charges, are they included in your calculations?
