HK Roshini Homes: Hidden charges post-possession
Got possession for HK Roshini Homes in March. Honestly, these hidden charges are ridiculous. Nobody mentioned the extra PLC for corner units, adding nearly 3L to my final cost. Monthly maintenance is also way higher than promised, almost double. Feels like a total bait and switch. Anyone else face this?

This thread is a reality check. We need to be super vigilant, read every single document line by line, and ideally, have a lawyer review it. Don't just trust the sales exec. For these smaller projects like Roshini Homes, sometimes they don't have the same corporate structure or transparency as bigger builders. It's a tough lesson but we should always factor in an extra 5-10% of the property value for these 'unexpected' costs.
It's even more frustrating considering HK Roshini Homes only has 20 units. You'd think with a smaller project, they'd be more transparent. 80L is a significant amount, especially for first-time buyers in this current Bengaluru market where prices are already so inflated. Every extra lakh hurts.
I can completely relate to this. We booked a flat near Aavalahalli two years ago, and even though it wasn't HK Roshini, we faced similar issues. They added charges for 'utility connection' and 'clubhouse membership' that were not part of the initial quote. It was an extra 1.5L. It feels like they purposefully keep the initial price low to attract buyers, knowing we'll be too invested to back out later. This is a common tactic, unfortunately.
U5, which builder was that near Aavalahalli? So we know to avoid them. It's frustrating to hear these stories.
This is why I'm so confused. How do you even trust anyone?
This is shocking. Did you get a detailed cost sheet before booking? Sometimes these PLCs are mentioned in the fine print. What about the RERA agreement? Did it specify the maintenance charges or was it just an estimate?
Haan, exactly. RERA is there but enforcement is another story. Builders find loopholes. HK Roshini Homes ka track record waise bhi mixed suna hai.
U3, most RERA agreements have a clause saying the builder can revise maintenance. But doubling it? That's just unethical. The cost sheet usually hides PLC, saying 'as applicable' or something vague.
Yaar, I'm reading this and my heart is sinking. We are also looking at properties and this HK Roshini Homes was on our list, budget-wise it seemed okay at 80L. But these hidden charges are my biggest fear. 3L extra for PLC, that's like a whole year's savings for us. Aur maintenance double? This is exactly why first-time buyers like us are so nervous. It feels like a trap.
Exactly, U1! They show one price, then slowly add on. Is there no RERA rule against this kind of bait and switch? This makes me so scared to even start looking seriously.
Totally agree bhai! Builders always pull this. My friend faced something similar in Akshayanagar.
