Haan yaar, builder ka track record bahut important hai. Mere dost ne bhi Manimajra mein ek project mein phans gaya tha, loan bhi mushkil se mila.
Sahi kaha about RERA! I checked Uppal Group's projects on the RERA website, and for some of their Mullanpur projects, the completion dates are showing 'extended'. That's definitely a red flag for banks. OP, please check this!

My experience with Axis Bank for a New Chandigarh property was quite smooth, surprisingly. Unhone processing fee waive off kar di thi after some negotiation. Maybe try them?
HDFC ka toh processing fee hi zyada hota hai bhai. Maine bhi suna hai, Mullanpur projects pe ab banks careful hain.
