Home loan: Lowest rate vs. smoothest ride?

Since last year, everyone's pushing homeownership but nobody talks about the loan process. Banks just quote numbers, but what about the actual experience? I'm looking at BPTP projects, maybe South City I. Is a low EMI the only factor, or am I missing something crucial? Change my mind.
