Budget finalised, loan pre-approved — now stuck on which sector. I'm currently in a 2BHK in Marathahalli, thinking of upgrading to a 3BHK and eyeing Sobha Silicon Oasis. Is the price jump worth it for things like reliable water supply? Tanker dependency is a big no, especially with kids. How's the power backup situation there? Full flat or just common areas? My current place struggles. And elevator quality, yaar, does it actually get quick maintenance? Already have a home loan, just want to know if the premium is justified for these daily realities.

Sobha Silicon Oasis is well-known, but that price range (2.0 Cr – 4.3 Cr) means you're paying for the brand and amenities. My advice is to speak to actual residents there, not just sales reps. Sometimes the maintenance charges are astronomical for these 'premium' services. Check their society WhatsApp groups if you can find them. That's where the real picture emerges about water and power.
My cousin lives nearby, not in Sobha but a similar high-rise. He says water supply is decent, but power backup is only for common areas and one light/fan point per room. Elevator maintenance is generally quick because they have AMC with big companies. But yes, the premium is for peace of mind, sometimes it delivers, sometimes not.

Yes, I checked Aavalahalli but the build quality and amenities don't match Sobha's. It's a trade-off. The current market conditions in Bengaluru are making every good property expensive. The price jump is real, but so is the desire for better living.

Hey, I actually visited Sobha Silicon Oasis last year. The project is completed since 2019, so no RERA delays to worry about (PRM/KA/RERA/1251/310/PR/170824/000032 is one of them). Total units are 909, so it's a huge community. The common areas looked good, but I also had the same questions about individual flat power backup and water. They claimed Cauvery water connection, but how consistent is it?
They do have a water treatment plant, but for a project of 909 units, the load is immense. I spoke to a resident there a few months back. He said water supply is generally good, but during peak summer months, they do rely on tankers occasionally, maybe once or twice a month, but it's managed by the association. Power backup is indeed for common areas and limited points in the flat, not full flat backup.
Sahi baat hai, Cauvery connection is key. My friend in Adigara Kallahalli has a Cauvery connection but still faces low pressure sometimes. For 909 units, consistency is a big question. Did they mention any water recycling plant?
