ATS? Bhai, builder ka naam sunke hi darr lagta hai. Mera dost ka phase 2 mein abhi tak possession nahi mila. It's been 5 years!

Resale mein negotiation ka scope hota hai. But even those prices are inflated now. Check the registry value carefully.
Yes, resale is also up! I sold my flat in sector 119 recently for almost 20% more than what I bought it for 5 years ago. Location matters a lot though.
I bought a 2BHK in Sector 78 two years ago. Paid around 75L. Now similar apartments are going for 95L+. Huge appreciation! But rent is still a struggle to cover the EMI.
Sector 78 is a good location. Metro connectivity is a big plus point. What about maintenance charges? U4
Maintenance is around ₹3 per sqft, U5. Not too bad compared to Gurgaon. But the builder is always trying to increase it!
₹3 is decent. Some societies charge almost double that!
