For Goyal Luxury Floors, what's the real deal with elevator quality and maintenance response time? I'm worried about downtime affecting tenant experience and thus my ROI. Does their promised service actually deliver?

I think it's a mixed bag here. The price and location in Sector 35 are attractive for a luxury segment, but the 'Upcoming' status, RERA not applicable, and the builder's past reputation definitely raise questions. Elevator maintenance is a critical operational aspect for any multi-story building, and for a luxury product, it needs to be top-notch. It might be worth digging deeper into their actual elevator suppliers and their service contracts, rather than just relying on builder promises. Maybe talk to people who live in their other projects?
Elevator quality is a genuine concern. My uncle bought a flat in a 'luxury' building near Sector 35 a few years back, not this builder, but still. The lifts were constantly breaking down, especially during peak hours. Imagine living on the 8th floor with a senior citizen and the lift is out for a day! Tenants left because of it, and my uncle struggled to find new ones, impacting his rental income drastically. For 2.7 Cr, you expect flawless operation, not constant headaches. This directly eats into your ROI, which is the main point of investing in rental property.
Maintenance charges kitne expect kar sakte hain aur kya service team on-site rehti hai for quick fixes? Yeh sab agreement mein clear hota hai kya?
Dekho bhai, agreement mein sab likha hoga but builder ki delivery par depend karta hai. Mere ek dost ne ek high-rise mein flat liya tha, unhone bhi service response time ka promise kiya tha. But ab 2 saal ho gaye, lift kharab hoti hai toh 2-3 din lag jaate hain theek hone mein. ROI toh tabhi affect hota hai jab tenant experience kharab ho. Especially for luxury, people expect instant solutions.
Usually, for such luxury projects, maintenance charges can be anywhere from ₹5-₹8 per sqft. For a project with only 4 units, they might outsource it or have a shared model. On-site team is rare for such small setups. Agreement mein clauses toh hote hain, but unko enforce karna mushkil hota hai.
But guys, the location is Sector 35, right? That area has seen decent appreciation recently, especially for premium properties. ₹2.7 Cr might seem high, but for luxury floors in a good sector in Faridabad, it's not entirely out of line. If the quality is actually good, then the ROI could be solid. Elevator quality is definitely key for high-end living.
Haan, Sector 35 mein kahan exactly? Is it near any major road or market? Amenities ka kya scene hai? Agar connectivity acchi hai toh shayad price justify ho. But still, 2.7 Cr is a huge amount for a first-time buyer like me.
Sector 35 is good, no doubt. But 'luxury' from this builder? I've heard mixed reviews for their previous projects. The price point is definitely for luxury segment, so expectations will be high. Are they using high-end brands for elevators, like Otis or Kone? That makes a big difference in long-term maintenance.
Goyal Luxury Floors? Bhai, luxury aur Rahul Mangla, thoda digest karna mushkil ho raha hai. Iska RERA number bhi Not Applicable dikha raha hai, which is a huge red flag for me as a first-time buyer. ₹2.7 Cr for an 'Upcoming' project with no RERA and a builder jiska track record mixed hai? Elevator maintenance toh baad ki baat hai, pehle yeh dekho ki project time pe complete hoga bhi ya nahi. Mera toh ROI ka tension tabhi se shuru ho gaya. Kya pata kab tak phanse rahenge.
Yaar, RERA Not Applicable is common for very small projects, especially luxury ones with few units (only 4 units in this case). Doesn't necessarily mean it's a scam. Maybe they're just aiming for a niche market. But haan, builder ka track record check karna toh banta hai.
Exactly! Jo aapne RERA ki baat kahi, woh bilkul sahi hai. Not Applicable sunte hi dimaag mein ghanti bajti hai. Even if it's because of the 4 units, transparency toh honi chahiye. Builders often exploit these loopholes. Maintenance ka toh poora khel hi delivery ke baad shuru hota hai.
