Honestly, the 3BHK upgrade process is way harder than I thought.
Honestly, I'm finding this 3BHK upgrade process way more confusing than buying my first 2BHK. I'm currently in a 2BHK and looking at BLGC Superb – it's ready to move, which is great for avoiding construction delays. But then there's Sidhyansh Residency, seems like it's still early stage, not sure. The total cost of ownership for RTM projects like BLGC feels higher upfront with stamp duty and all. For Sidhyansh, is the potential lower entry price worth the wait and completion risk? Which one do you think has better appreciation in Greater Noida over 5 years?

U1, I'd lean towards BLGC Superb for peace of mind, especially as a first-time upgrader. Yes, the upfront cost is higher with stamp duty, but you get immediate possession (2016-04-01, right?) and no construction risk. Sidhyansh Residency might look attractive with a lower entry point, but the mental stress of delays, quality issues, and potential cost escalations can be immense. Plus, BLGC is in a prime area, close to Alpha-II Commercial Belt, which helps with appreciation.
Haan, actual site visit is a must for both. BLGC ke maintenance charges bhi check kar lena, they can add up.
U9, BLGC Superb mein units thode purane lag sakte hain andar se, you might need some renovation budget. But location is prime, especially if you work nearby in the Alpha-II Commercial Belt. For Sidhyansh, even if the price is low, consider the opportunity cost of your money stuck for years.
So U1, what did you decide? Did you check out the actual flats in BLGC Superb? Kaisa laga?
Honestly, for appreciation over 5 years, early stage projects *can* give better returns if they complete on time and with good quality. But that's a HUGE 'if'. BLGC Superb is safe, but you're paying a premium for that safety. In current market conditions, ready-to-move ki demand zyada hai, which keeps prices firm for projects like BLGC.
U1, BLGC Superb ka price range ₹1.4 Cr – ₹6.0 Cr hai, aur 72 units hain. It's an older project now, 2016 possession hai. Iska resale value kaisa hai ab? Aur Sidhyansh ka RERA number hai kya? Construction delays ka pura darr hai, especially in early stage projects in Greater Noida West.
Sahi kaha U5! RERA number is non-negotiable. Mere ek dost ne Ajayabpur mein ek project book kiya tha, RERA delay ki wajah se 2 saal tak phasa raha. Sidhyansh ki website par dekha, I think they just got their RERA registration, but still too new.
U4, BLGC ka resale value theek hi hai but it's already mature so appreciation might be slower now compared to a new project catching up. Sidhyansh ka RERA status check karna padega, bina RERA ke toh haath bhi mat lagana. Greater Noida mein bahut builders ne late kiya hai.
U1, BLGC Superb is a good option for ready-to-move, especially since it's COMPLETED with possession back in 2016. Location wise, it’s quite established near Alpha I. Sidhyansh ka sunke toh lagta hai ki wait bahut karna padega, aur builder ka track record bhi dekhna padega.
Totally relate, bhai! Main bhi same situation mein hoon. RTM ka peace of mind alag hai, but budget hil jaata hai.
