Hoodi 2BHK: My real estate brain is conflicted

Hoodi metro: Real game changer or just marketing fluff? I'm checking out a 2BHK wahan, but my inner broker tells me last-mile connectivity is still a mess. Everyone glorifies metro, but daily commute ka asli experience kya hai? What's the ground reality? Will this area actually give good ROI in 3-5 years once metro fully integrates, or has builder hype already peaked prices? Change my mind. Disagree? Tell me why.
