Horamavu 2BHK: Confused about final cost and negotiation

₹85 lakh for a 2BHK in Horamavu — is this actually the going rate now? Sri Sai Infra ka project dekh raha hoon, base price theek lag raha hai. But I'm super confused about all the extra costs. Stamp duty, registration, PLC, parking... sab jodke final kitna ban jaata hai? Builders bolte hain negotiate kar sakte ho, but kitna realistically? 2-3% se zyada milta hai kya? Aur koi hidden charges hote hain kya jo possession ke time pata chalte hain? Kya lagta hai, is it worth it?
