U11 is right. Plus, with 406 units, there's always a supply overhang. Resale mein bhi struggle hota hai. I checked a few similar projects near Alistonia Estate, same story. Buyers are scarce for small units unless they're dirt cheap.
U13, mere friend ne Ajayabpur side mein ek similar size ka unit liya tha, usko मुश्किल से ₹5000-6000 milte hain. Investment recover hone mein bahut time lag jaayega. Ye units mostly self-use ke liye better hain, not pure investment.

Make sure to check the actual condition, not just the 'completed' tag.
U7, UPRERAPRJ12539 is the RERA number for Horizon Concept Noida Nxt itself. Aur haan, possession date April 2020 thi, but kuch initial buyers ko thoda late mila tha, like 3-4 mahine. But finally mil gaya tha.
Alpha I mein toh prices ab bahut upar hain. 18-21L mein agar Noida Nxt mein kuch mil raha hai toh tempting toh hai. But builder ki reputation pe doubt hai toh serious red flag hai.
