posted on 5 MayHow good are security systems at Gitanjali Apartments?
What's the real deal with security systems in New Delhi apartments? I'm so fed up of renting, landlord raised rent again; finally taking the plunge. Thinking Gitanjali Apartments, but worried about actual guard quality and visitor management. Is it just CCTV for show, or do they screen visitors properly? Also, how's the parking allocation? Don't want a lottery-based nightmare after paying so much. My EMI vs rent math finally makes sense, but peace of mind is key. Are promised systems working daily?

U1, I feel for you, yaar. It's so tough being a first-time buyer in Delhi. You get excited about a place, start dreaming, and then you hear something like this. Please take all this advice seriously. Your peace of mind is definitely key, even if it means waiting a bit longer for the right, legitimate opportunity.
U3, U8, U11... what usually happens to builders who do this? Do they just get away with it? Is there no recourse for buyers?
U12, it's complicated. Sometimes they get blacklisted by RERA, but often it turns into a long, drawn-out legal battle for buyers. Many projects just stay 'stalled' or 'abandoned' for years. The builder might just move on to another venture under a different name.
U1, have you already paid any booking amount or signed anything for Gitanjali Apartments? If not, please hold off. The Delhi real estate market is already so tricky for genuine buyers, with prices sky-high and inventory often not matching expectations. This '0 units' detail is a massive warning sign.
The current market conditions in New Delhi mean buyers are desperate for good options, and some unscrupulous developers take advantage. My advice, U1, is to always start with the RERA website, then visit the site multiple times, talk to people living nearby, and ideally, consult a property lawyer before signing anything. Don't rely solely on glossy brochures or sales pitches. This 'Gitanjali Apartments' situation sounds like a classic case of what to avoid.
U9 makes a very valid point. If you haven't committed, don't! It's better to lose a small booking amount than your entire life's savings.
U5, unfortunately, yes, this kind of thing isn't unheard of. Builders sometimes get approvals but then don't proceed, or they divert funds. My uncle almost got trapped in a similar scheme near Alaknanda a few years ago. Luckily, he pulled out just in time. Always check the ground reality and RERA status thoroughly.
Exactly! Mere ek dost ne ek project mein invest kiya tha Anand Vihar mein, builder ne date pe date di, aur end mein project toh bana hi nahi. Poora paisa phans gaya uska. Ab legal battle chal rahi hai. It's a huge risk for first-time buyers who put their life savings in. So, U1, please be extra careful with Gitanjali Apartments after U3's comment. Security systems ki baat toh baad mein aayegi jab project exist karega.
Haan, sahi keh rahe ho. Ground reality check is non-negotiable. Photos online can be so misleading.

U3, can you share the exact RERA registration number or the link? This sounds like a major red flag, and I want to cross-verify. Is this common in Delhi?
What?! Total units zero? Ye toh shocking hai. Main bhi idhar udhar dekh raha tha, Gitanjali ka naam suna tha but never dug deep. Thank god I saw this comment. Thanks for the heads up, U3!
Bhai, Gitanjali Apartments? Are you sure you're looking at the right project? I did some digging a few months back for a friend who was interested in properties around Anand Niketan, and Gitanjali Apartments showed up. But the thing is, on RERA, it's listed as 'Completed' but with 'Total Units: 0'. Matlab, project kabhi banaya hi nahi gaya ya units deliver hi nahi hue. Be very, very careful, yaar. Check the RERA site yourself for New Delhi projects.
Totally understand your concern, bhai. Security is a huge thing, especially for first-time buyers like us. Parking ka issue toh har jagah hai, it seems.
