How much extra should I budget for a flat in Pune?
Hidden costs are the biggest shocker for first-time buyers, seriously. I'm looking at a 2BHK with Keys Infra Ventures in Upper Kharadi, and my budget for the flat itself is around ₹78L. But then there's stamp duty, registration, legal fees for title search, OC... ab samajh nahi aa raha ki kitna extra pakad ke chalun. My parents keep saying add 15-20% easily, but is that enough for everything including basic interiors? What about things like PLC, society formation charges? Also, what legal checks are absolutely non-negotiable? I mean, RERA is there, but should I get a lawyer to do a full title search and encumbrance certificate check independently? Or do banks cover most of that during the loan process? Honestly, not sure if I'm overthinking this. Any experiences with Keys Infra or Upper Kharadi projects appreciated.
