₹78 lakh for a 3BHK in Mota Mava seems high for a new project. I'm currently in a 2BHK near University Road and thinking of upgrading. With builders like Balaji Group or Madhav Group, how much negotiation room is there, really? I've tried pushing, but they seem firm. Is it possible to knock off more than 2-3% on new properties here? Also, comparing new vs. resale in Krishna Kunj, is there better negotiation leverage on secondary market deals? And what about those extra costs beyond stamp duty, like PLC or parking that pop up later? Am I missing something?
