Honestly, I am so confused after reading all this. One side says Sobha quality is unmatched since decades, and the other side talks about horrible Panathur access roads and 2028 delivery risks. We checked some smaller standalone buildings near Aavalahalli too just to stay within a small budget, but there is zero open space or safety for kids. Did anyone here actually go ahead and give the booking token for Neopolis this month? Kya final quote diya sales team ne?
Same here, unhone base price pe itne saare extra charges add kar diye floor rise aur clubhouse ke naam pe. Did they give you any written commitment on when the new access road to ORR will actually open?
I gave an expression of interest for a 2 BHK last month because sales team claimed prices will jump 10% after launch phase. But abhi back out karne ka soch raha hoon, terms and conditions mein buyer protection bahut weak lag rahi hai mujhe.
Is anyone else considering resale in developed layouts instead? I was checking options around Aishwarya Crystal Layout to save money, but brokers there are quoting absurd prices without basic amenities.
Bhai quality is top notch no doubt, but don't blindly trust marketing videos. My cousin booked in their older project near Akshayanagar and finishing was great, but initial handover was delayed by around 7 months because of pending civic clearances. Sobha self-executes all their work including joinery and concrete instead of sub-contracting, which is great for durability. Par is process mein timeline often slips by half a year or more. If your budget is tight and you cannot afford delayed rent plus EMI together, think very carefully.
Price bracket dekh ke mera BP badh gaya, ₹1.1 Cr to ₹5.9 Cr is huge for an ongoing project. I checked the RERA portal and for this phase with towers W14 to 19, the RERA number is PRM/KA/RERA/1251/446/PR/200923/006269 with possession date listed as 01-12-2028. Total 600 units hain is phase mein. Can someone explain if they actually pay compensation if they miss this December 2028 timeline?
Wahi toh main dar raha hoon. Pehle hi Panathur road aur metro delays ki wajah se Bangalore real estate market mein rates skyrocket ho chuke hain, on top of that if possession drags beyond 2028, hum first-time buyers completely barbaad ho jayenge.
Technically RERA rules mandate interest payment for every month of delay beyond the registered date. But in reality, builders push revised dates with RERA citing grace periods, so you will run around courts while paying both heavy pre-EMIs and current house rent.
1400 checks sunke impress ho gaya tha pehle, but now I am super terrified honestly. Panathur road itself is such a huge bottleneck during peak hours, imagine adding 19 towers there! Meri saari savings lag jayengi isme, is it really safe to bet on a 2028 completion date?
Panathur traffic is terrible right now, but Sobha as a builder has been around since 1995 in Bangalore. Unka construction standard usually dusre builders se better rehta hai, though internal delays do happen.
I visited the site last weekend and felt the exact same panic. Panathur railway underpass traffic will make daily life hell, so quality checks aside, reaching home peacefully will be a daily battle.
