Since last Diwali, I've been seriously looking for my first investment property in Gurgaon, especially around Dwarka Expressway. Sab bolte hain legal due diligence important hai, but honestly, I'm finding it tough. Like, I was looking at a project by Adel Landmarks, and also Orris Greenopolis, but how do you actually check RERA registration beyond just the number? What are the real red flags on the RERA site for an investor? Builder ka legal track record kaise verify karte hain, especially for future exit options? My parents keep saying 'zyada mat socho', but I'm worried about title clarity. Has anyone faced issues with OC or sub-leased land? Kya main kuch miss kar raha hoon jo pata hona chahiye?
