My lease ends in 4 months. Investor Avenue ka under-construction project dekh raha hu. Delivery risk kaise evaluate karte hain? Builders ke delays se bachne ke liye kya dekhu, especially in Gurgaon?

Yaar, I made the mistake of booking an under-construction flat near Badshahpur 3 years ago, builder ne bola tha 18 months mein possession. Abhi tak phase 1 bhi complete nahi hua hai. My advice? Visit the site multiple times. Talk to current residents if it's a phase-wise development. Aur construction progress ki photos/videos regularly mangte raho. Sirf sales team pe bharosa mat karo. Ask for their RERA quarterly reports. Investor Avenue ka naam pehle nahi suna, kaunsa builder hai?
U8, Skyline Developers ka ek project Airport Road (Gurgaon side) pe bhi tha jo 2 saal late hua. Mere ek friend ne wahan invest kiya tha. Unka sales team toh bohot convincing hota hai, but actual delivery time pe nahi hoti. Ek trick hai, builder ke construction site pe jaake workers se baat karo. Unko pata hota hai kitne
Skyline Developers? Haan, suna hai inka naam. Dekho, Gurgaon mein toh builders ki kami nahi jo sirf paper pe kaam karte hain. Current market mein, liquidity issue bohot common hai. Builders funds rotate karte hain. Hamesha un projects ko prefer karo jinki completion 70-80% ho gayi ho, even if it costs a little more. Peace of mind is priceless.
U5, Investor Avenue ka builder 'Skyline Developers' hai. Unki website pe toh sab smooth dikhta hai. Kya inka koi project Badshahpur mein bhi tha?

U4 and U2, exactly! Mera bhi similar situation tha. I booked a flat near Baharampur Naya, builder promised 2024 end, but ab lag raha hai 2025 cross ho jayega. Sirf RERA active hone se kuch nahi hota, usme bhi penalties bahut kam lagti hain. You need to see actual construction speed. Agar site pe 100 log kaam kar rahe hain aur 500 ki requirement hai, toh samajh jao. And never trust the completion date given on RERA blindly, it's often the *extended* date.
U2, agar price attractive hai toh bhi, 2026 tak ka wait bohot lamba hai. Rent + EMI dono ka burden mat lena. Not worth it.
U3, RERA toh check kiya hai, active dikha raha hai, but completion date 2026 hai, aur mera lease 4 months mein! Builder ka past record mixed hai, ek project time pe diya, dusra 1 saal late. Is it worth the risk for a slightly better price? Investor Avenue mein price thoda attractive lag raha hai.
Investor Avenue? Gurgaon mein under-construction? Bhai, bohot risky hai, especially abhi market slow hai. Lease khatam hone se pehle toh milna mushkil hai.
