Huda City Centre: Looks good, but beware

Visited a couple of projects near Huda City Centre last week. Honestly, rates are high and I'm fed up of renting, EMI vs rent math makes sense now. But yaar, are there any hidden risks in this area? Not sure if there are any red flags I'm missing. Kya kisi ko pata hai about any specific issues here?
