Huda City Centre property prices — what's the ground reality?

Huda City Centre area — been looking at properties here for an upgrade. Currently in a 2BHK in Sector 43, but thinking of a 3BHK or maybe even a small villa. Kya kisi ko idea hai Huda City Centre mein prices kaise move kiye hain last 1-2 years mein? I'm seeing quite a jump, but not sure if it's justified. Should I wait, ya abhi sahi time hai buy karne ka? Already have a home loan, so EMI ka bhi dekhna padega. Any experiences ya advice on the current market dynamics there? Is the premium worth it, ya it's just hype?
