Hunting for a family 3BHK has me second-guessing
Ready to Move corridor in Sohna has been on my radar for weeks. Need at least a 3BHK now because kids are growing fast, and my wife's priority is safe surroundings for the children. Shortlisted two ready setups around ₹85L, but I'm spotting weird red flags. One society has zero OC clarity and pending maintenance issues, while the other ready project feels totally isolated for late evening school runs. Not sure if these ready societies in Sohna have hidden water or registry jhamelas... Which would you pick if you were in my position? What does the community think?

Aapne final kya decide kiya phir? Did you talk to the residents of that isolated project to check if school buses actually come inside the gate? I am also in the exact same budget boat, completely confused and second-guessing every visit.
If you ask me, both options seem way too risky for a first-time home buyer with school-going kids. One is legally half-baked without OC, and the other is physically cut off from basic daily needs. Why not look at resale options or slightly older societies a bit closer to central hubs, even if you get an older build?
Honestly Gurugram market rates are running insane right now, easily 10k to 14k per sqft across major sectors. That is why everyone like us is rushing towards Sohna for under 1 Cr budgets. But these ready-to-move projects have massive water tanker issues because ground water is scarce and tanker mafias charge whatever they want in peak summer. Has anyone here calculated the monthly maintenance charges in these two societies?
Ye sunkar toh aur darr lag raha hai mujhe. Budget bas 80-85L ka hi arrange ho paya hai with loan.
Maine personally check kiya tha ek society mein, maintenance was coming to almost 6500 per month just because of private water tankers and 24x7 DG backup costs. It ruins your entire monthly calculation completely. Pehle lagta hai sasta mil raha hai, baad mein pata chalta hai hidden charges are killing your savings every single month.
That isolated society you checked, how far is it from the main elevated road? If late night school cab drops or emergency pharmacy runs are going to be a daily headache, kids ki safety par compromise mat karo yaar. Even I am touring societies on weekends and getting totally overwhelmed by how desolate some interior pockets feel once the sun sets.
Jaise aapne bataya, the interior pockets towards Sohna are completely dark after 8 PM. We went for a site visit last Sunday evening and got so paranoid seeing zero streetlights on the approach road that my wife said let us stretch our budget for a smaller 2BHK near Airport Road (Gurgaon side) instead. Safety of small kids is not worth saving 10 lakhs in my opinion.
Bhai 85L for a ready 3BHK in Sohna sounds tempting on paper, but no OC is a massive red flag! My cousin bought an apartment near Badshahpur without checking OC status properly, and he is still struggling to get regular electricity connections and municipal water. Even I am looking for my first home right now, and just reading your post gave me cold feet. Are you 100% sure the builder is actually going to get the registry done this year?

I can answer your question, honestly nobody can guarantee registry dates in these stalled setups. The builder promises within 3 months, but that easily stretches to 3 years while you pay heavy EMIs plus regular rent. Even I saw a project near Baharampur Naya with the exact same story, so my family told me to drop the idea immediately.
