Hyderabad 2BHK: Payment plan ya spot discount?

Since the kids moved out, I've been looking for a smaller place. We're selling our big house and want a 2BHK in Gachibowli or Narsingi. Salarpuria Sattva looks good. Builder bolta hai spot discount hai, but not sure if it's real. Also, construction-linked payment plan better hai ya lump sum down payment? Super area ka bhi confusion hai. Kya karein?

Yaar, ye Salarpuria Sattva waale bol toh rahe hain spot discount hai, but I'm super skeptical. Last time ek builder ne aise hi phasaaya tha. Aur ye super area ka kya chakkar hai? Brochure mein kuch aur, actual site pe kuch aur dikhaate hain. Gachibowli mein toh waise hi rates itne high hain, upar se ye sab confusion. Construction-linked payment plan mein thoda safe lagta hai, but lump sum mein discount ka lalach hai. Kya karein?
