Just moved into my flat in Boduppal last month, and honestly, buying property in Hyderabad is a maze. Everyone talks about the great appreciation, but nobody mentions the *real* all-in cost. Builder ne ₹80L bola tha, but possession tak it became almost ₹95L. Stamp duty, registration, parking, PLC, then those weird 'utility connection charges' – it's endless! Salarpuria Sattva se negotiate karne ki try ki, but they barely budge. Matlab, ₹1L bhi mushkil se kam hua. Is it even possible to properly negotiate these days? Change my mind.

Sahi baat hai, negotiation ka scope almost zero ho gaya hai Hyderabad mein. Demand itni high hai ki builders care hi nahi karte. But Salarpuria Sattva se ₹1L bhi kam nahi hua, that's really low. Did you try pushing for a better parking slot or a higher floor at least?

Main toh Gachibowli mein dekh raha tha, but Alwal mein finally settle kiya. Builder ne initially jo quote diya tha, uspe toh bharosa hi nahi karna chahiye. Mera bhi 12-15% upar gaya. Especially the 'amenity charges' and 'society formation charges' - these are pure loot. RERA mein complain kar sakte hain kya?
Exactly! My cousin booked in Begumpet with a reputed builder and faced similar issues. The 'society formation' charge was completely arbitrary. We tried to fight it with RERA but they said it's a common practice. We finally got a small discount on something else. The key is to check the RERA registration details of the project online, sometimes they list all approved charges there, so you know what's coming.
RERA mein complain karna possible hai, but it's a long process. Most builders have clauses that protect them. Best to check if these charges were mentioned in the initial agreement or brochure. Agar nahi, then you have a strong case. Warna, they usually get away with it.

Yaar, same pinch! Mera bhi Attapur mein almost yahi haal hua. Especially woh 'electricity infra charge' aur 'water connection' ke naam pe toh bas loot macha rakhi hai. Builder ne bola tha ₹65L, but final bill ₹78L tak pahunch gaya. These hidden costs are just insane!
Haan, aur club house membership bhi mandatory kar dete hain, chahe use karo ya na karo. ₹1.5L toh uske hi lag gaye the mere Ameerpet flat mein. Koi choice hi nahi dete.
Totally agree U1. Attapur mein prices already high hain, upar se yeh hidden charges. Builder ne phir se date extend kar diya lol, uske upar bhi interest maangte hain.
