Did a site visit to Sattva Lake Ridge on Saturday. Honestly, I'm tired of builders overselling clubhouses. Everyone glorifies these 'premium amenities' but nobody talks about how they become ghost facilities after a year. I'm upgrading from my 2BHK, investor hoon yaar. My main concern is ROI and tenant attraction. Is the price jump for these huge, barely-used clubhouses really justified? Maintenance charges toh badh jaate hain, but actual value kya milti hai? Disagree? Tell me why.

My concern is the possession date. 2028-01-01 for Sattva Lake Ridge sounds so far off. What's Sattva's track record like with delivery? Any past delays people have faced with them, or are they usually on time?

While they eventually delivered, the wait was painful and rent expenses piled up. 2028 is a long time, and a lot can change in the market. Ghost facilities is exactly the right term! My current society has a gym no one uses after the first year. Total waste of space and money.

U2, for a project of this size (897 units) with a big clubhouse, expect at least ₹3.5-₹4 per sqft. My friend in Attapur pays that much for a smaller project. It adds up to a lot annually, easily ₹5000-6000 for a 1500 sqft apartment.
Totally agree! These clubhouses just add to the cost, not the real value. Maintenance alag se headache. For an investor, it's just a burden.
