Visited a Salarpuria Sattva project in Moosapet last weekend. Honestly, the sales team was great, but I'm worried about what they *don't* tell you. What's your site visit checklist for under-construction flats? Beyond just the show flat, like. Also, how much should I really budget for hidden costs? Stamp duty, registration, interiors – my parents keep saying it's way more than I think. Is there a trick to spotting future maintenance issues during a site visit? Any advice on evaluating delivery risk for under-construction projects?

Bhai, hidden costs are one thing, but what about the actual quality and possession delays? My cousin booked a flat with a reputed builder in Ameerpet, project was supposed to be delivered in 2022. Abhi tak, they've given 3 revised dates and construction is barely 70% complete
Totally relate! I visited a project near Attapur last month, and the sales exec was so smooth. But jab document dekha, parking charges, utility connection, society registration, GST on everything... it felt like a trap. My parents were right, the budget needs a 20-25% buffer minimum. For under-construction, always ask for their RERA number and check the project status online. That's my main tip for delivery risk.
Yaar, Salarpuria projects are usually decent but hidden costs are a real headache everywhere. My friend bought in Alwal last year and the 'other charges' bill was almost 15% extra. Don't trust the initial quotes blindly. What did they quote for amenities and club house?
U1, for us in Begumpet, they quoted flat 3L for amenities and then added GST, corpus fund, society formation charges. End mein 5L tak pahunch gaya. Be very careful with the fine print!
Exactly! Amenities ka toh alag hi drama hota hai. Builders show fancy stuff but then charge a bomb for it.
