Did a site visit to Salarpuria Sattva's project in Sanath Nagar on Saturday. They quoted ₹1.1 Cr for a 2BHK. Honestly, not sure how much negotiation works in Hyderabad. Is 'spot discount' a real thing, or just a tactic? My parents say push for 5-7%, but the sales guy was firm. What about PLC and floor rise premium? Are those always non-negotiable? Any tips for a first-time buyer trying to get a better deal? Or should I just look at resale properties instead?

Yaar, I totally get where you're coming from. My experience with a builder in Attapur was similar. They were absolutely rigid on the base price. PLC and floor rise toh definitely non-negotiable hote hain, that's their way of differentiating units. Spot discounts are rare, mostly for unsold inventory or if you pay 100% upfront. Have you checked out any resale flats in the area? Sometimes you get a much better deal there, though the paperwork can be a bit more complex. Don't rush into it.

Sahi kaha, resale ka option dekhna padega. But resale mein paperwork ka bahut tension hota hai, na? Loan process bhi tough hota hai kya? Main bhi Sanath Nagar ke aas paas hi dekh raha hu.
Bhai, 1.1 Cr for a 2BHK in Sanath Nagar sounds steep, especially for Salarpuria. I heard about their project near Ameerpet, they were also quoting high. Negotiation is tough with these big builders, they usually have fixed rates. Spot discount? Only if you're lucky or they're desperate to close the quarter.
