Okay, I'll be honest — I completely underestimated how confusing this process is. Currently in a 2BHK, thinking of upgrading to a 3BHK in Gachibowli. Salarpuria Sattva jaise builders ka floor-rise premium worth it hai kya? Aur stamp duty, registration charges kitne lag jaate hain 1.5 Cr ke flat pe? Already home loan chal raha hai, so every rupee counts. Should I wait?

I just bought a 3BHK near Attapur a few months back for 1.2 Cr. The builder tried to push a huge floor premium, but I negotiated hard. Ended up paying just 5L extra for the 8th floor instead of 15L they initially asked. The key is to show you're serious but also ready to walk away. My total effective charges including stamp duty, registration, legal, and amenities came to about 9% of the property value. It was a tough battle with the builder, but worth it.
To answer your question, if he paid 9% on 1.2 Cr, that's roughly 10.8 Lakhs. For 1.5 Cr, it would be around 13.5 Lakhs. Instead of new projects with these premiums, you should seriously consider resale flats in established societies. You might find better value in areas like Begumpet or even older parts of Ame

Salarpuria Sattva ka naam sunke hi darr lagta hai. Quality acchi hai, no doubt, but price tag? Uff. Already high, then add floor premium.

Floor-rise premium is definitely a scam, bhai. Builders just trying to squeeze more out of us, especially in Gachibowli. Don't fall for it if you can avoid it.
Yeah, floor rise is a ripoff. For your stamp duty and registration on 1.5 Cr, expect around 7.5% - 8% of the agreement value in Hyderabad. So, roughly 11-12 Lakhs. Plus legal fees and other miscellaneous stuff. It's a significant chunk, so factor that in your budget before finalizing anything.
Totally agree with you! I almost fell for it with a project in Kondapur. They quoted 10L extra for a 12th-floor unit compared to the 5th. Later found out their RERA document showed no such incremental cost for floor rise. It's pure profit for them. Plus, hidden charges like club membership, maintenance advance add up like crazy. Make sure you get a clear breakup and check RERA for approved pricing patterns.
