Madhapur keeps coming up every time I shortlist something. Everyone glorifies Metro Phase 2 and RRR development, saying `bhav badhega` but honestly, I think the *real* appreciation for these infra projects is already baked into current prices. Like, 3BHKs in Gachibowli or Narsingi are already touching ₹2Cr+. Kya matlab, aur kitna upar jayega? I'm based in Dubai, can't do site inspections myself. So, I need ground truth. Are there any pockets near the upcoming ORR or RRR corridors, maybe Tellapur side, that are still genuinely affordable for a 2BHK around ₹80-90L? Or is it all just speculation now? Need something with good rental potential too, but `yaar`, legal clarity and finding a good property manager from here is a big headache. Okay, I'll say what no one says: the infra projects are great but they've just made Hyderabad inaccessible for *new* investors like me looking for actual ROI, not just paying inflated prices. Change my mind.

The OP hit the nail on the head. I saw a 2BHK in Attapur for ₹95L just last month, builder was asking for more after the initial quote. It's really frustrating for first-time buyers.
