Pre-launch pricing in Hyderabad is seriously misleading, I think. I just closed on a 3BHK with Salarpuria Sattva in Kokapet two months ago, paid around ₹1.9 Cr. But now I'm hearing about new projects nearby in Narsingi, and it feels like the 'pre-launch' discount I thought I got wasn't much of a discount at all. Should I have waited longer for better deals, or are those early-bird prices just marketing? Also, my super area is 2200 sqft but the carpet area feels way smaller. How much do builders usually inflate this by? Is there any way to check this before signing off? Worried about the actual value.

Haan bhai, you're not alone. Pre-launch is a scam. Builders just want to create urgency. ₹1.9 Cr for Kokapet sounds a bit high if it's not ready, especially with Narsingi deals floating around.
Totally agree, U1! I bought a 2BHK in Attapur last year, similar 'pre-launch' offer. They showed me fancy renders and huge 'discounts', but the actual construction quality is average. And now, ready-to-move projects
