Hyderabad investors: Best deal via broker or direct?
₹35k rent in Gachibowli was the last straw. I'm finally looking to buy in Hyderabad. Visited Keesara, liked Salarpuria Sattva's project. Brokers are quoting one price, builder direct is slightly different. Not sure if broker ke through jaane se better deal milega ya direct. Investor hu, so maximising deal is important. Anyone has experience negotiating through brokers for a 3BHK in Keesara? Kya price correction expect kar sakte hai yahan?

U6, for Salarpuria Sattva in Keesara, I heard from a friend that direct quotes were about ₹6800-7000/sqft for a 3BHK, but brokers were offering around ₹6600-6750/sqft with some negotiation. It's not a huge difference, but on a 3BHK, it adds up. Plus, brokers sometimes throw in furnishing vouchers.
Keesara mein Salarpuria? Hmm, be careful with projects there. My cousin bought a 2BHK near Alwal a couple of years back, and the builder promised so much but delivery was delayed by almost a year. For an investor, possession date is key. Make sure you get all commitments in writing, especially regarding amenities and completion. Brokers can push for a quick sale, but they won't bear the loss if things go south. Price correction is tough to expect right now in Hyderabad, the market is still hot.

Totally agree with U1. Sometimes builders offer incentives directly to brokers as part of their sales targets, which then get passed on to us as a better deal. But yes, always cross-check. My friend got a slightly better deal in Ameerpet through a broker who had a good rapport with the developer.
