Hyderabad: Is the 3BHK upgrade premium worth it?

Narsingi — I'm currently in a 2BHK here with an existing home loan. Thinking of upgrading to a 3BHK ya even a villa near Financial District or Kokapet. My budget is around ₹1.5-2 Cr. My Home or Prestige ke projects dekh raha hoon. Is the price jump for that extra room or a villa plot really justified? Matlab, will a 3BHK appreciate much faster ya rental yield better milega? Or should I just stick to my 2BHK? Kya lagta hai community ko, is it a smart move?
