Since last year I'm trying to finalize a flat in Hyderabad from Dubai. Salarpuria Sattva Begumpet mein dekha, but initial quote mein PLC aur floor rise premium mention hi nahi tha. Ab suddenly add ho gaya. Is this normal practice for builders? As an investor, I'm frustrated; are these extra costs justified for future ROI? Should I push back on them, ya bas pay karna padega?

They added so many hidden costs – maintenance advance, club house fees, even car parking separate se daal diya. End result was almost 10% more than the initial quote. For an investor, every rupee counts towards ROI. Make sure you get a detailed breakup *before* signing anything, and don't rely on verbal promises.
The Hyderabad market is super hot right now, especially in areas like Begumpet. Demand is high, so builders feel they can get away with these extra charges. PLC for higher floors or specific views (like lake-facing) is generally accepted, as it adds value. But if it's just a random 'premium' without any specific reason, then it's a red flag. Negotiate hard if you can, but often they won't budge.
To your point about RERA, U3, RERA does require transparency, but builders often play with words. The initial quote might be 'indicative.' Always ask for the final offer letter with all charges broken down, including stamp duty and registration. That's the only document that holds weight, so complaining to RERA might be tough without that.

Yaar, this is unfortunately very common. Builders initially give a base price to lure you in, then slowly add these 'premiums'. Salarpuria Sattva is a big name, but even they do this. It's frustrating for first-time buyers like us. Hyderabad mein toh yeh trend ban gaya hai, especially for projects in prime locations like Begumpet.
But is this even legal? I thought RERA was supposed to bring transparency. How can they just add charges after giving an initial quote? Should we complain to RERA about such practices?
Exactly! Mere saath bhi aisa hua था with a project near Gachibowli. Initial quote mein sab clean, baad mein PLC aur amenities ke charges. Headache hai poora.
