Hyderabad Metro & RRR: Where's the next appreciation hotspot?
Okay I'll be honest — I'm completely fed up of renting in Hyderabad. Landlord raised rent again, so I'm finally taking the plunge. Looking for a 3BHK, my budget's around ₹1.5 Cr. I'm eyeing areas like Kismatpur, Kokapet, Narsingi, but honestly not sure if I'm looking at the right places. My main question is about upcoming infrastructure. With Metro Phase 2 and the RRR development, which areas do you guys think will see the most appreciation? Is Kismatpur still a good bet, or has it already peaked? I'm trying to find investment windows, somewhere that hasn't blown up yet but will definitely benefit. Should I consider something further out, closer to the RRR, or stick to areas near Gachibowli? Any experiences on property values near these projects? I want to avoid buyer's remorse, yaar.

Kokapet and Narsingi are definitely hot right now, but for 1.5 Cr, a 3BHK might be a squeeze, especially in a good project. Prices have surged post-pandemic. I'm also wondering if these areas still have much appreciation left, or if the big gains have already been made? What's the current per sqft in these areas for a decent builder?
Be careful with some builders in Narsingi, especially the ones promising super quick possession. My friend booked with XYZ Builders there, and it's been delayed by almost 2 years, no RERA update for months. Always check their RERA track record properly before committing, not just
In Kokapet, you're looking at ₹8,000-10,000 per sqft for new projects, sometimes even more for premium ones. Narsingi is slightly less, maybe ₹7,500-9,000. Connectivity to ORR is great, but internal roads still need work in some pockets.

Bhai, Kismatpur toh almost saturated lag raha hai. RRR ke paas dekh, Attapur side mein bhi potential hai.
