Is it just me, ya builders really make you feel stupid with all the hidden costs in Hyderabad? I work in real estate, but buying for myself in Gachibowli has me stressed. My Home ya Prestige jaise builders bhi super area vs carpet area mein khelte hain. What's the real all-in cost for a 3BHK around ₹1.5 Cr in Kokapet? They quote base price, then add PLC, parking, stamp duty, registration, GST... aur phir possession pe maintenance deposits, club house charges, utility connections sab nikalte hain. It feels like 15-20% extra. Should I push for a fixed all-inclusive price from Salarpuria Sattva, ya it's just wishful thinking? Any experiences with unexpected charges near possession?

Bhai, you've hit the nail on the head! I thought I was losing my mind. I'm looking at a 3BHK in Kokapet too, around the same budget. Builder 'A' quoted me 1.4 Cr base, but when I added everything – PLC for a good view, parking, club membership, utility charges, GST, stamp duty, registration – it shot up to almost 1.7 Cr! That's a 20% jump, not 10-12% as they initially suggest. And the super built-up area vs carpet area game? It's a joke.
