Hyderabad property: EMI vs Rent, what's the community's take?

Gachibowli rentals are just crazy now. Honestly, I'm so fed up of renting. Landlord ne phir se rent badha diya, 30-40% up in two years! Matlab kya chal raha hai? Meri salary ka major chunk toh rent mein hi jaa raha hai. Itna hike justified hai kya, ya it will stabilize soon? I'm finally thinking of taking the plunge and buying something. EMI vs rent ka math ab bahut different lag raha hai. For a 2BHK in Financial District, EMI will be close to current rent. But at least equity banegi. Kya yeh sahi time hai to buy? Should I wait for prices to cool down, ya it's now or never? What's your experience, especially those who bought recently? Kya EMI vs rent ka decision ab buying ke favour mein hai?
