3 builders, 5 site visits, 2 months — still no decision. Honestly, I work in real estate but buying for myself in Hyderabad is a whole different ball game. Like, Salarpuria Sattva in Kothapet, they quoted ₹1.8 Cr for a 3BHK. But jab carpet area dekho, it's so much less than super area. Builders ka yeh super area vs carpet area game, kitna inflate karte hain numbers? Matlab, are we seriously paying for so much common area? It feels like a trap. Also, construction-linked payment plans vs down payment – which one is actually smarter for an end-user like me? I know the tricks, but this is still confusing. Kya all-in cost mein hidden charges bhi add hote hain after stamp duty? Has anyone here successfully navigated these super area calculations and payment terms?

Totally feel you, bhai! I'm also looking in Hyderabad, near Gachibowli, and the super area calculations are mind-boggling. They show 1500 sqft but the usable space feels like 1000 sqft max. It's so frustrating as a first-time buyer. Is there any way to actually verify these numbers before booking?
Haan yaar, same experience. My friend bought in Alwal, his 2BHK super area was huge but carpet area was tiny.
