Hyderabad property: Sticker price is a lie
Medchal keeps coming up every time I shortlist something. Everyone talks about the sticker price for a 3BHK there, but nobody truly talks about the *real* cost. My wife and I need a bigger place for the kids, safe for their school admission, and we're looking at Salarpuria Sattva. But these builders... they always have some hidden charges right? Like the OC, utility connections, or even some absurd 'club membership' that isn't optional. It feels like they reel you in with a decent per sqft rate, then hit you with a lakh here, another there. Is it just me, or are these hidden costs getting worse in Hyderabad? Feels like a scam sometimes. Change my mind.

So, for Salarpuria Sattva in Medchal, what's the actual additional percentage we should budget for? Like, if the 3BHK is 80 lakhs, how much extra should I expect? My loan eligibility is tight already, so every lakh counts.
15-20%? That's a huge chunk! My budget will collapse if I have to pay that much extra.
Based on my experience and what friends have paid in Medchal (not Salarpuria, but other projects), you should factor in at least 15-20% *above* the base price for all these extras. This includes GST (5% for under construction), registration, stamp duty, corpus, maintenance advance, utility charges, and any mandatory club/amenity fees. So for an 80 lakh flat, prepare for another 12-16 lakhs easily. It's a bitter pill, but better to be prepared for it.
This is a common tactic, unfortunately. I bought a flat in Alwal two years ago. The 'sticker price' was ₹5500/sqft. But then came the GST, registration, stamp duty, corpus fund, society maintenance advance, utility connection charges, and yes, a mandatory club membership fee of ₹2 lakhs! Ended up paying almost 20% more than the advertised price. My advice: always ask for the *all-inclusive* cost sheet before even thinking of booking. Don't fall for the per sqft rate alone; it's a trap.
Haan yaar, totally! My friend faced the same in Attapur. Builder ne bola kuch, paper pe kuch aur tha.
Bhai, hidden charges are everywhere, not just Hyderabad. You need to read the fine print carefully. Salarpuria Sattva is a big name, they usually have everything listed in the agreement. Maybe you missed something? Or are you comparing apples to oranges with other projects that might have different inclusions?
But isn't the market in Hyderabad super hot right now? Builders know people will pay. Does that make them more aggressive with these charges? What's the current trend for these extra costs?
Nah, it's getting worse. The transparency is gone, especially for first-time buyers.
Totally agree! I was looking at a 2BHK in Miyapur, thought it was within budget, but then the 'amenity charges', 'IFMS', 'corpus fund' came up. It adds up to lakhs! It's not just Medchal, this is a Hyderabad-wide issue. Builders show a base price and then nickel and dime you. How do we even get a clear picture upfront? It's so frustrating for first-time buyers like us.
I was looking at a project near Begumpet, and the sales guy was so smooth. Quoted a great price. But when I asked for the full breakdown, suddenly there were charges for 'premium view', 'car parking', 'power backup installation', and even 'fire safety equipment fee'. It felt like they were just making things up as they went along to inflate the price. Ended up walking away, it was too stressful to deal with such hidden costs.
You need to ask for a detailed cost sheet *before* paying any booking amount. Make sure it breaks down everything like GST, registration, amenities, etc. Some builders are transparent, some aren't, but demand it anyway.
Exactly! They bait you then switch. Very common for builders to do this.
