Hyderabad property: Sustainable growth or correction ahead?

Spent the whole Sunday checking out options in Gachibowli and Narsingi. Kids have moved out, so I'm thinking of selling our big house in Dilsukhnagar and getting a smaller 2BHK. But yaar, current prices dekh ke toh head spin ho raha hai. It's like 1.2 Cr for a decent 2BHK. Is this price rise sustainable for Hyderabad, ya correction aayega? Also, for a 2-year horizon, which 3 areas do you think will see maximum appreciation? Maybe Kokapet or Tellapur? Honest opinions needed.
