Possession was in March for my 3BHK near Attapur, and honestly, the final bill was a bit shocking. Builder Salarpuria Sattva se deal kiya tha. I thought I negotiated well, but the 'all-in cost' calculation was something else. Kitna realistically negotiate kar sakte hain Hyderabad mein? Like, 2-3% on actual property price? Or is it mostly on other charges? Kya experience hai logon ka with PLC, parking, and other 'extras' ka final cost? Just trying to understand for future investments.

Bhai, Salarpuria Sattva ka track record Hyderabad mein aisa hi hai. Mere ek friend ne Banjara Hills mein unka ek project dekha tha, wahan bhi same scene. Initial quote low rakhte hain, phir possession ke time pe itne hidden costs daal dete hain ki banda shock ho jaye. Especially jo 'all-in cost' bolte hain, usme GST, registration, society charges, maintenance advance sab jod ke itna inflate karte hain. Dhyan se rehna chahiye, inki fine print mein bahut loopholes hote hain.

Yaar, totally relate! Mera bhi same experience hua. Salarpuria Sattva ka naam sunke laga tha sab transparent hoga, but jab final bill aaya, itna loading tha. PLC, parking, amenity charges... sab milake 10-12% upar ho gaya original quote se. Kitna realistically negotiate kar sakte hain Hyderabad mein? Like, 2-3% on actual property price? Exactly! Mujhe bhi Attapur mein ek project mein 3BHK ke liye 2.5% hi mila base price pe, woh bhi after multiple rounds. But the bigger shock was the 'other charges'. Mera toh almost 15% extra ho gaya tha due to PLC, amenities, and then the GST and registration. Aisa lagta hai they bait you with a lower base price and then make up for it with these extras. Current market mein, builders are still holding strong on these additional charges, unko pata hai demand hai.
Haan bhai, same experience. Builders ka yeh standard tactic hai.
