Hyderabad rent hikes are unsustainable, just buy

Spent the whole weekend checking out rentals in Gachibowli and Financial District. Honestly, the rent hikes are just wild. Saw a 2BHK, same unit, asking 40% more than two years ago. I work in real estate, but buying for myself is different, and even I'm shocked. Is this 30-40% increase sustainable? My budget for rent was around ₹30k, but now it feels like I'm paying an EMI for nothing. Thinking maybe buying a 2BHK in Manikonda for ₹80L is smarter long-term. What are others seeing? Is the EMI vs rent gap closing enough to just buy?
