Two years ago I'd have laughed at these prices. My landlord just hiked the rent again in Gachibowli, ab toh bas ho gaya. Seriously, 30-40% increase in two years? Is this justified yaar, ya it's just pure greed? I'm paying almost ₹35k for a 2BHK now... matlab, itna toh meri EMI ho jaayegi. EMI vs rent comparison ab toh buying ki taraf tilt ho raha hai. Kya lagta hai, will rents ever stabilise in Hyderabad? Ya this is the new normal? Should I just take the plunge and buy near Ameerpet?

Buying near Ameerpet? Careful there. I took the plunge two years ago, thinking I was smart. Bought a 2BHK in a slightly older building. My EMI is 40k, which was okay back then. But the appreciation hasn't been great, and the area still faces some infrastructure issues like water supply sometimes. Wish I had researched more instead of just reacting to rent hikes.

This is definitely pure greed, but it's also a supply-demand issue. Post-pandemic, Hyderabad mein job market boom hua hai, especially IT. Everyone is flocking here. Developers are struggling to keep up with demand, so rents are naturally soaring. But 30-40% is too much. I heard some landlords in Banjara Hills are even asking for 6 months advance. Is this a bubble waiting to burst, ya new normal hai?
Yaar, I completely feel you! My landlord in Kondapur just increased rent by 25% for my 1BHK. It's insane. Pehle 18k tha, ab 22.5k. This isn't sustainable. My friends are also facing similar hikes in Hitech City and Madhapur. Lagta hai poora market hi garam ho gaya hai.
U3, if you plan to stay for 5+ years, then yes, buying makes sense. Rent is dead money, EMI builds equity. Interest rates might come down later.
But with current home loan interest rates, is buying really the answer? EMI will be even higher than 35k for a decent 2BHK in a good area. Plus down payment ka chakkar alag. Kya lagta hai, is it a better deal right now?
Exactly! Gachibowli toh aur bhi next level ho gaya hai. 35k for a 2BHK is wild. My current 2BHK is 28k and I'm dreading the renewal.
