Tellapur — Salarpuria Sattva mein ek flat dekh raha hun. Brochure price toh theek hai, but I'm trying to figure out the *total* acquisition cost. What hidden charges should I watch out for beyond stamp duty and registration? Like, PLC, parking, maintenance deposit – yeh sab kitna add karte hain? Also, is pre-launch pricing genuinely better for an investor, ya just a marketing gimmick? Any experienced advice on this?

Salarpuria Sattva ka track record generally theek hai, but hidden charges sab builders lagate hain, that's a given. Pre-launch is mostly a marketing gimmick unless you're getting a really prime unit or a very early bird discount. I bought a flat in Ameerpet during pre-launch, and the price difference wasn't significant later, plus possession got delayed by a year. Investor ke liye risk hai, unless you know the builder very well and have a long-term horizon.

Bhai, you've hit the nail on the head. Hidden charges are a nightmare. I saw a project near Attapur, they added 'club membership' and 'power backup installation' after quoting the base price. It was almost 5 lakh extra, non-negotiable!
Haan, yeh sabse bada scam hai. They quote a low per sq ft rate, aur jab sab add hota hai – PLC, parking, amenity charges, IFMS, legal fees – toh it's easily 20-25% higher. I almost fell for it in Alwal, thankfully I asked for a full breakup before signing the agreement. Builders ko transparency rakhni chahiye!
Exactly! Builders will do anything to inflate the price. And then GST on top of all these 'extra' charges makes it worse. It's a huge dent in the budget, especially for first-time buyers like us.
