Honestly, I'm regretting going for an under-construction project for my upgrade. Currently in a 2BHK in Gachibowli. Thought upgrading to a 3BHK in Kokapet with Aparna Constructions was a good move. But yaar, these 'other charges' are just popping up. PLC, infrastructure charges, electricity... brochure mein toh kuch aur tha. My EMI for this 3BHK is already high, ab yeh sab extra cost dekh ke lagta hai, is the price jump worth it? Is this normal with under-construction projects, ya main hi phas gaya? Anyone faced similar issues with hidden costs after booking?

Hyderabad mein property prices already so high, especially in Kokapet. Builders know people want to upgrade to prime locations. This is how they milk it. Always check your agreement copy thoroughly for hidden clauses. Don't just rely on the glossy brochure, it's just marketing material.
Yaar, I think a lot of us first-time buyers get caught here. The brochure is marketing, the agreement is legal. Always get a lawyer to review the agreement BEFORE signing, especially for under-construction. These charges like PLC are often mentioned in the fine print. Maybe try to negotiate with Aparna, show them the original brochure? Sometimes they budge a little if enough people raise a fuss, but it's tough.
You're right. My agreement had a clause about 'future development charges' which was super vague. Now they're using it to demand more. It's a trap for sure.
Under-construction is always a gamble. Ready-to-move is safer, even if pricier sometimes.

RERA mein complain kiya tha, but process itna slow hai ki kuch hua hi nahi. Aapka Aparna ka project RERA registered hai na? Unki website par details check kiye?
RERA bhi bas naam ka hai. Builders ka hi chalta hai, especially bade waalon ka.

Sahi baat hai, builders ka yahi game hai. Mere friend ke saath bhi Ameerpet mein same hua tha. Brochure mein kuch dikhate hain aur agreement mein choti choti clauses daal dete hain for 'future charges'. Totally feel your pain, bhai.
Mera Attapur mein tha, builder ne last moment pe electricity connection aur water charges ke naam pe 1.5 lakh extra maange. Bola, 'nahi doge toh possession nahi milega'. Kya hi karte, dena pada.
