Budget finalised, loan pre-approved – ab Hyderabad ke RERA Approved Projects corridor mein 2BHK options dekh raha hoon, ₹80L-1.5Cr range mein. Honestly, from my experience, sab bade builders ko glorify karte hain, but unka ROI numbers often don't justify the premium. I'm telling you, that's just paying for brand value, not real yield. I've seen this pattern many times. Koi better calculated risk hai kya? Which projects do you think genuinely offer value for money, not just hype? Change my mind.

I've been eyeing a few projects near Ameerpet, but the per sqft rate for big names like Lodha or My Home is just insane. Jaise aapne kaha, Ameerpet side bohot mehnga hai. I saw a project by a lesser-known builder near Gachibowli, quoting 1.4 Cr for a 2BHK, but then maintenance, registration, amenities ke naam pe 15-20L extra maang rahe the. It's never just the base price. Always ask for the all-inclusive cost sheet. Some smaller builders are more transparent with this; that's where the real value lies.

Totally agree with your point about brand value. For Ameerpet, it's tough, but if you look towards Alwal or Kompally, you might find some decent ones. Check out Aparna Constructions, unke kuch projects mein value dikhti hai, but budget thoda stretch ho sakta hai.
