Got possession of my IHPL Platinum Bay unit two months back. Location sahi hai, but investor point of view se thoda concerned hoon. Iska capital appreciation potential kaisa lagta hai? Price jab book kiya tha, tab se kitna upar gaya hai? Actual rental yield kya mil raha hai yahan pe? Resale market active hai kya? Kahin ghost society toh nahi ban jayegi? Long-term ROI ke liye kya thoughts hain?

Bhai, IHPL ka track record bhi check kar lena. Maine suna hai kuch aur projects mein delays kiye the inhone. Platinum Bay ka possession toh ho gaya 2019 mein, but agar builder ka reputation theek nahi toh resale mein dikkat aati hai. RERA status aur unki website pe reviews dekh lena ek baar.
U1, aapki feelings samajh sakta hoon. Mera ek cousin hai jiska flat Alpha-II Commercial Belt ke paas hai. Usne bhi investor perspective se liya tha. Rental yield kaafi low hai wahan, मुश्किल से 1.5-2% mil raha hai. IHPL Platinum Bay mein bhi agar occupancy rate kam hai (480 units hain yaar!), toh rentals aise hi down rahenge. Maintenance costs aur property tax alag se. ROI toh tabhi milega jab accha rent aur appreciation dono ho.
Haan bhai, Noida mein rental market abhi tight hai. Nayi supply bahut hai.
U5, exact worry! My relative also bought near Alistonia Estate, thinking rentals would be great because of nearby offices. But the actual rent is barely covering EMI interest, forget profit. If 480 units are not fully occupied, tenants will have too many options, driving prices down.
Good point about the price. Since possession was in Dec 2019, U1, aapne kis price pe book kiya tha? Aur ab current market value kya lag rahi hai? Is it even close to ₹28 L? Trying to understand the actual appreciation.
U7 is right. Mera friend ne bhi wahan dekha tha, bol raha tha ₹24-25 L se zyada nahi mil raha. Stagnant hai market.
U4, good question. I had inquired about IHPL Platinum Bay around 2018. At that time, prices were hovering around ₹20-22 L for a 2BHK. Post-possession (2019-12-01), the market saw a slight bump, but then COVID hit. Abhi bhi ₹28 L tak pahunchna mushkil lag raha hai unless it's a premium unit. My agent told me current resale is struggling to cross ₹25 L, that too for a well-maintained flat. Capital appreciation has been quite stagnant compared to other areas like Ajayabpur.
Totally agree with U2. Maine bhi ek project mein book kiya tha near Alpha I Greater Noida, builder ne promises kiye the but possession ke baad sab thanda pad gaya. Platinum Bay ka price range (₹23 L – ₹28 L) theek hai, but agar resale market active nahi hai toh फस गए.
Yaar, same pinch! Investor check-in sunke meri bhi phat rahi hai. Ghost society wali baat toh bilkul sahi hai, Noida mein aise projects bahut hain jahan log bas paper pe owners hain but koi rehta nahi. IHPL Platinum Bay ka naam suna hai, location to theek hai but capital appreciation ka doubt mujhe bhi hai.
