So is the original poster looking at a different project, or did he just get a very bad deal from a reseller? ₹95L for a 3BHK in Platinum Bay is a scam price. The actual possession was given in Dec 2019, so it's already 4 years old. Any issues with cracks or seepage would definitely be showing by now. Anyone living there can confirm construction quality after 4 years?
This is why research is so important! It seems U1 got confused with the pricing. IHPL Platinum Bay, with its 480 units, was always marketed as an affordable housing project. ₹95 lakh for a 3BHK in Noida Extension is more like what you'd pay for a ready-to-move in, high-end project closer to Sector 137 or some parts of Alpha II.
U1, maybe you saw some listing that was misleading? The project was completed in 2019, so possession is already done. For that price point (₹23-28L), the amenities were decent for its time, but definitely not luxury level. Green areas were okay, not expansive. It's more of a budget-friendly option.
My friend bought a 2BHK there. He says the clubhouse is functional, but basic. Pool is small. Kids play area is fine. Don't expect grand stuff like in newer projects near Alistonia Estate.

Haan, U2 is right. IHPL Platinum Bay was in the affordable segment. ₹95 lakh toh Alpha I Greater Noida mein bhi nahi milta 3BHK itna easily. Check the project details again, U1.
