What's the actual PSF rate people are getting for resale in Enigma? The listed price range is so broad. And given it's Ready to Move since 2018, shouldn't there be more clarity on capital appreciation? Anyone has concrete numbers or a deal they closed recently?
I heard some deals are happening closer to ₹9,500 PSF if it's a quick sale. But no one is making a profit for sure. It's more about cutting losses for many.

Bhai, I checked. RERA number is 351 OF 2017. Current PSF for a good unit is hovering around ₹10,000-₹11,000. But buyers are looking for distress sales. Plus, the Noida market, especially for high-end properties, has been pretty stagnant post-COVID. People are preferring smaller, more affordable units or plots in areas like Ajayabpur for better future appreciation.
My friend bought in Indiabulls Enigma back in 2017, just before possession. He paid almost 4 Cr then. Now, with the current market in Alpha I Greater Noida, he's struggling to even get a decent offer at 4.5 Cr. He's been trying to sell for a year now. The maintenance charges are also quite high, which puts off potential buyers. It's definitely a tough market for resale in that segment.

Sahi keh rahe ho. Indiabulls ka track record bhi utna strong nahi raha hai in terms of timely delivery and post-possession support. Makes me doubt the resale even more.
