₹95 lakh for a 2BHK in Indiranagar feels high. I'm in real estate, but buying for myself alag hai. Builders often quote super area, par actual carpet area mein kitna difference aata hai? Always re-measure. Maintenance charges ka 5-year outlook dekho. Hidden costs bahut hote hain. Any other such hidden risks for projects around 1-1.5 Cr? What do you check?

Besides the financial hidden costs, also check the legal aspects thoroughly. Title deed, encumbrance certificate, project approvals from BBMP/BDA. Get a good lawyer to review everything. Sometimes, the 'hidden cost' is a future legal headache which can be far more expensive than any amenity charge. Don't rush into anything without proper due diligence.
The Bangalore market is crazy right now. Indiranagar mein 95 lakh for 2BHK sounds high, but then again, everything is inflated. I'm looking in Adigara Kallahalli, and even there, prices have shot up unexpectedly in the last 6 months. Builders are taking advantage of the demand and supply gap. We first-time buyers are just stuck between high prices and hidden costs.
Allegro Mahabaleshwara Ventures LLP? I quickly checked on RERA, it shows 0 total projects. Is this a new builder or am I missing something? Bhai, zero projects ka matlab hai no track record. That's a huge red flag for me, especially with such a high price tag in a prime area like Indiranagar.
Exactly! My cousin got burned by a new builder in Aavalahalli. Project delay ho gaya, quality issues aaye, aur builder ne baad mein haath khade kar diye. Always go for builders with at least a couple of completed projects under their belt. Even if the price seems good, peace of mind is priceless, aur yahan toh price bhi high hai.
Sahi pakda hai U3. Zero projects dikha raha hai, I checked too. Bahut risky deal lag rahi hai, I wouldn't trust it with my hard-earned money.
Totally agree with the OP. I bought a 2BHK in Akshayanagar two years ago for around 80 lakhs, and by the time I factored in registration, stamp duty, interior work, and even the 'amenity charges' jo pehle nahi bataye the, it crossed 95 lakhs easily. It's like a hidden tax, seriously. RERA mein sab transparent hona chahiye, but builders find ways around it, making us pay extra for basic stuff.
Haan bhai, Akshayanagar mein bhi same scene hai. Usne sahi kaha, parking charges, society formation fees, utility connection charges - yeh sab last minute pe add hote hain. Mere project mein toh generator backup ka cost bhi alag se laga diya tha, saying it's an 'optional' feature but without it, no power in common areas.
Akshayanagar mein bhi itna? What kind of amenity charges were those? Builder ne bola nahi tha pehle?
Yaar, Indiranagar mein ₹95 lakh for a 2BHK is definitely on the higher side, especially with the builder you mentioned. Sahi kaha, super area aur carpet area ka game hi alag hai. Always double-check. Builder ka reputation bhi important hai, especially for first-time buyers like us, warna baad mein bahut problem hoti hai.
