Indiranagar maintenance costs are a shocker
Just got possession of my 2BHK in Domlur last month, aur honestly, ek cheez jo nobody told me clearly during the buying process was the actual breakdown of monthly outgoings beyond EMI. Builder ne sirf basic maintenance bataya tha, but ab jab andar aa gaye, pata chala club house charges, common area electricity, sinking fund, sab add ho ke almost double ho gaya. Matlab, negotiation ke time, yeh sab points detail mein discuss karna chahiye tha. I mean, we asked, but they just glossed over it. My society has some crazy PLC charges too, not sure why. Next time, I'd ask for a full 12-month projected expenditure sheet before signing anything. This seriously impacts your monthly budget yaar. Hope this helps someone avoid similar surprises. Anyone else faced this in Indiranagar societies?

U4, yes, it can get crazy. PLC is Premium Location Charges, usually for units with better views, higher floors, or corner units. My society in Agrahara Layout charges around ₹4.5/sqft for basic maintenance, but with all the added amenities like gym, pool, common area power backup, and sinking fund, it easily crosses ₹7/sqft. Plus, there are separate charges for car parking maintenance and sometimes even festival funds. It's a never-ending list, and it makes a huge difference to your monthly budget, especially for a 2BHK.
Oh my god, exactly this! I'm looking at properties near Aavalahalli and the sales reps are so vague about these extra costs. They just quote a basic per sqft maintenance. My biggest fear is hidden charges eating into my budget. How do we even get this info upfront?
Totally agree with U2! Builders will always try to hide these. My friend faced this in Akshayanagar, total shocker after possession.
U1, you HAVE to ask for the 'Maintenance Agreement' or 'Society Bylaws' copy. Builders are legally obligated to provide it. It will list all charges. If they refuse, that's a huge red flag. Don't sign anything without seeing it.
