Indirapuram rentals — this is getting ridiculous. My landlord just hiked the rent again, saying market rate hai. Honestly, feels like a 30-40% jump in two years. Pura budget hil gaya hai. I'm so fed up of renting now. EMI vs rent ka calculation dekh raha hoon, lag raha hai time aa gaya hai to finally take the plunge. Is this rent increase justified, ya bas landlords apni manmani kar rahe hain? Will it stabilize in Ghaziabad, ya aise hi badhta rahega? What are people doing, especially in areas like Vaishali ya Vasundhara? For a 2BHK, is buying around 50-60L the only sensible option now?

EMI for a 60L loan at current rates (around 8.5-9%) for 20 years would be roughly 52-54k. Down payment typically 10-20% of property value. So for 60L, you need 6-12L upfront. Hidden costs are definitely there, but if you stay for 10+ years, the appreciation usually covers it. Rents will likely not stabilize, they'll follow inflation at least.
That's the million-dollar question, right? My dad says rent is dead money, but EMI is also a huge commitment. I'm so confused.
Market rate justified hai ya manmani, this is a tricky one. Builders have increased costs, labor, materials, everything. So new projects are expensive. Old properties ka rent owners bhi market ke hisaab se badha rahe hain. But a 30-40% jump in two years is steep. I think it's partly catch-up from the pandemic low, and partly genuine demand in Ghaziabad because of connectivity. But yes, it's impacting everyone's budget.
Yes, I agree with the connectivity point. But this also means property prices will keep going up. So, if you're thinking of buying, maybe now is the time before it gets completely out of reach. The EMI might pinch now, but it's an asset, unlike rent.

The prices are definitely up. I checked a few projects in Ahinsa Khand last month, and the 2BHKs were all in the 70-75L range. What kind of properties are you seeing in Abhay Khand for 70L+?
Sahi keh rahe ho. 50-60L toh shayad Vasundhara ke older sectors mein mil jaye, but facilities aur build quality dekhni padegi. Indirapuram mein toh 2BHK ka average rate 80L+ chal raha hai, especially in good societies. Unless you are okay with builder floor, then maybe 60-65L. Don't fall for low prices without checking the carpet area and age of property.
