Indirapuram upgrade — any hidden risks I'm missing?

Indirapuram keeps coming up for my 3BHK upgrade. I'm currently in a 2BHK in Vasundhara. The price jump feels huge. But yaar, I'm hearing mixed reviews. Traffic aur water issues kaafi log mention karte hain, especially in older societies. OC/completion certificates ka kya scene hai for some projects? Is it true kuch builders yahan legal paperwork mein problem karte hain? Already have a home loan, don't want future headaches. What's the ground reality? Any specific red flags ya areas to avoid?
